A fifty plus acre site developed into twenty-seven (27) 1.5+ acre estate home sites with paved roads, sewer, water, storm and underground electric and cable. The project became the premier location for professionals wanting to locate in Cuyahoga Falls and build large estate homes. The land was purchased directly from out of state owner in which the land had been part of the family estate. The Engineering of the site and the approval process was a lengthy ordeal due to the sensitive environmental conditions that existed regarding the topography of the land and neighborhood opposition. Government approval process made front page headlines of the metropolitan newspaper. The sanitary sewer required a sewer pump station to service the lots.
Responsibilities included: establishing the Deed Restrictions for the development and initiating and implementing the Homeowners Association. A realtor was utilized to market the development and to sell the lots. All the lots were sold within two years of the roadways being dedicated. The lots were marketed in the price ranging from $65,000 to $135,000.
